Bridge review framework
No invented rate card—start with the actual property
Commercial bridge pricing and leverage change with the asset, income, business plan, sponsor, market and exit. These are the inputs we organize first.

Test leverage, debt yield, interest carry and takeout capacity
Change the property and financing assumptions. Results are educational—not a quote, appraisal or approval.
Educational scenario only. It excludes extension fees, default interest, exit fees, legal, appraisal, title, environmental, insurance, reserves, taxes and other closing or operating costs. Values, NOI and takeout proceeds are not verified or guaranteed. It is not a quote, appraisal, approval or commitment to lend.
As-is, cost and stabilized constraints
Why the maximum bridge loan is not based on one percentage
A lender may constrain proceeds by as-is value, total cost, stabilized value, debt yield, interest carry, property condition and sponsor support. The lowest applicable test generally controls.
The exit also needs margin. A future permanent loan that merely equals a modeled bridge payoff leaves little room for a valuation change, delayed lease-up or higher rate.

Miami Commercial Bridge Loan Questions
What is a commercial real estate bridge loan?
It is short-term, business-purpose financing used while an eligible commercial property is acquired, refinanced, renovated, leased or stabilized before sale or separate permanent financing.
What commercial properties may qualify?
Potentially eligible assets include five-plus-unit multifamily, mixed-use, retail, office, industrial, warehouse, flex and hotel properties. The property, sponsor, leverage, business plan and lender determine eligibility.
How is a commercial bridge loan sized?
Lenders may apply as-is and stabilized LTV, total-cost leverage, debt yield, interest reserves, sponsor liquidity and other constraints. The lowest applicable limit and full underwriting control proceeds.
Can renovation or leasing costs be included?
Potentially. Selected lenders may approve future funding for capital work, tenant improvements or leasing commissions, usually through holdbacks and draws.
What is debt yield?
Debt yield is annual property NOI divided by the loan amount. It is one measure of property cash flow relative to lender exposure and does not include interest rate or amortization.
Is permanent refinancing guaranteed?
No. A takeout is separately underwritten under future lender guidelines, property performance, value and market conditions.
Is Capwell a direct lender?
No. Capwell Capital is a commercial financing broker and advisory firm that organizes requests and compares participating-lender programs.
Can bridge financing be used for an owner-occupied home?
No. The programs described here are for business-purpose commercial real estate transactions, not consumer mortgages or owner-occupied residential loans.
